Some do the 'look what I've done' email that they close in 10 days or something but most of the time it's 60. A nail biting 60.

We just got a clear to close on Friday for a contract that was executed April 15th. That was pretty wild actually. Everybody's basically requiring 40-45 days now.

Minimum 30, 45 is good overall, 60 is almost always safe. Depends on title company and lender, buyer and seller situations, inspections and contingencies, etc.

I am still at 30 days with my lenders and have only had a few offers that have come in from buyer's agents with more.  The strong lenders have not needed more time just because of TRID.  Depending on where a VA buyer is in their process, that loan may need up to 45.

I have some lenders able to close VA in 30 days. FHAs are taking a little longer around 40 days. Conventional is under 30.

We have not noticed a difference here;  one of my favorite lenders just closed VA in 27 days, another closed VHDA in 30 days.  Conventional 25-30 days all day, every day. Just not seeing a problem at all.

45 is common.  I still shoot for 30 day escrows and have been pretty successful so far.  Most have closed within days of the 30 mark.  Have a 40 day right now that is almost a week delayed due to the appraiser screwing up the report.

Hi Tony & Suzanne - Our lender is telling us 45 for conventional and 60 for FHA, and so far, we have been very comfortable within those bounds, and have pushed a couple at 30 for conventional and made those work as well.

My lender, an AR member, John Meussner and I are closing loans, including FHA, in 30 days. That can happen when EVERYONE does what they are supposed to do when they are supposed to do it.

Most lenders in our area are recommending 45 days for a FHA/VA loan, 30 for conventional, 60+ for rehab (FHA 203K or the Fannie Homestyle loan).
