Crowd funding is not going to replace REITS . I do not see crowd funding replacing REITS. If someone wants to invest in real estate with minimum risk which would you prefer with limited funds? 

I think crowd funding is best suited for the not for profit sector who want to provide affordable housing to families . They can raise capital and put investors into two groups ( passive / active) and once money is raised to complete project then houses are purchased, rehabbed ,rented, and sold to families at affordable prices. There is a sweat equity component used with active investors and not for profit employees and community involvement .

I've heard of it.  Never researched it.  Is this the equivalent to mutual funds but for real estate instead of stocks.   How does this compare to REITs?

You are onto something good.

There however are a whole lot of details that must be solved. 

How will it effect my commission? Not a bit if I embrace crowd funding as a solution others may not be aware of. My fee is based on the value I bring. Those who are unaware and incapable of clearly articulating their value will be in a race to the bottom regarding compensation.
