IMO PPC is the way to go these days - if your office offers leads, take them. If there is an agent in your office who generates a lot of leads, try to ge their overflow!

Honesty.

Americans do not move as often as in the past.  It was every 5 years before.

Referral only happen to those younger generation who have friends wanting to purchase. You need to have a niche brand.  Some specialize divorce, probate.  Need to team up with lots of lawyers.

Do an outstanding job with each client. Ask for referrals. Stay in touch with past clients and do so organically.  Ask for referrals.  Do open houses for your own listings and when you don't have one, for other listings in your office.  Fill your pipeline with potential clients and be patient, some will come quickly and some may take weeks, months or even years.  Ask for referrals.
