- advertise on CL
- set appmts 20 minutes apart, all showings by appmt only.
- have enough staff available to have several opens at same time, if they dont like this home then send them to one of the others.
- Info on each has been collected while scheduling so don't need to get contact info during showing, but notes should be taken on interest level and attributes they liked.
- Send application to them before the showing so that they can arrive prepared.

Post it online early, multiple sites including Zillow, Trulia & Craigslist, lots of signs, cookies, coffee & waters to get people to stick around, having at least two of us manning the busiest ones.
I had a hot listing last year with over 100 on a Wednesday Broker's tour that I also advertised to the public. I had close to 200 on a Saturday open house in a great neighborhood where we had people directing traffic it got so bad. Both listings sold in 6 days after an offer review for well over list price.
