About 100% of all FSBO's in our area are overpriced. (Just a guess).  I think that about 95% of Active Listings are initially overpriced for the first 30 days.

I guess if a home does not sell within the median days to closing it would be considered overpriced? There are still so many other factors besides price to consider, plus for us, the snowbirds have flown north.

I hazard a guess at 10 - 20%. In some cases it's clear, and perhaps more so at the high end. But some homes are selling at prices that surprise me relative to comps, and with prices rising...

Less than 10% though some are priced in the upper part of the price range as the seller may insist to see what happens.

We used to have a report that told us that but I can't find it. It had the old list price to sales price.  I believe it was 4% last time I looked. So there are still plenty of price reductions going on.

I couldn't begin to guess... we see things selling all the time that we feel might be pricey, and yet they still sell quickly and appraise. Since our sell price to original list price on average is almost 96% year-to-date, with some areas at 98+%, I would say not many.

In my opinion NONE!

The reason I say NONE is the intent of the owner is unknown.

The assumption real estate agents make regarding intent in their ability to determine value (i.e. Overpriced) is always questionable.

In my opinion.
