To me over priced is a house priced higher than the average search for that type of homes. Such as say homes in the area are all $275,000 to $295,000. A home priced at $325000 is over price while one at $35000 is grossly over priced.

overpriced today , is not overpriced tomorrow , and vice versa... retail sales is what as we have always known , what the market will bear. that view can and will be different per seller or buyer and what time period.  if it isnt selling, it is overpriced for that time period

My definition of 'overpriced' is a listing that is priced too high for the comparables in their neighborhood with regard to similar square footage, beds/baths, age of home, updates or lack thereof, location as in 'views', etc.  It is usually tens of thousands of dollars over what is a fair price, either based on what the seller feels they need to get out of that house, what they paid for it, or what they think their up-dates are worth Tony and Suzanne Marriott, Associate Brokers

I'm not so sure anymore, at least not in my market.  When I price, I go by the most recent comps and do a marketing blitz.  But there are some area agents that are ignoring comps, putting homes on way over recent comps, and getting them sold quickly, and often for over listing.  And the Universe is not supposed to work like that!
