Realtor.com is managed by Move.com owned by News Corp but has limits put on what it can do by NAR requiring a Board of Directors approval for changes. I find Zillow is best at rentals. More time is spent per view on realtor.com, and the numbers are rising quickly. In some important metrics it is better than Zillow.

I do not pay for any of the .com leads or advertising, but I allow my listings to go to Realtor.com and I have free profiles on most sites the public uses frequently. Realtor.com & Zillow seem to be the only 2 I see advertise on TV, so I support for Realtor.com as a member of NAR.

Zillow far outpreforms Realtor.com. I've used Zillow for years and it has consistently sent me good leads that have turned into a lot of closings. I found that a lot of the Realtor.com leads were low quality and not a one ever went to closing,

We get a weekly list hub report on our listing and Ziillow seems to be at least 5 to 1 over realtor as far as listing exposure and clicks

Keep in mind that there are typically 4x the number of real estate leads sold per year than there are closings! Unless you have a great system in place to incubate online buyer leads, you probably should invest elsewhere.

I don't pay for either, but have a free profile page on Realtor®.com. If you got a full wallet and want to see it empty quickly, go right ahead. Not from experience, but just from the huge amount of negative comments I've heard here on AR and other sites.

I won't pay for either service, I'd rather spend the money on things that will actually benefit me. I use their free services to my full advantage.

you have a misunderstanding. NAR sold R.com and no longer has control. And I use neither. I feel it's much wiser to do ppc and bring prople directly to my site with IDX than to be competing with others for the same leads.

My listings get syndicated to both but I don't and won't "pay" for extra marketing on either of them. And NAR operates Realtor.org, Realtor.com is not an NAR controlled or operated site. "Move" owns Realtor.com.
