I try to have all showings set up via Showing Time, which is integrated with our listings. It sends out auto feedback requests; I'd say about 60% of the agents respond to it. If they say something like "need a larger, flat backyard for children" then I don't need to follow up because it is what it is. If I do not get a response, I follow up with a phone call.

I call each agent for feedback. If it seems that they prefer text, I text asking for feedback.
I understand that feedback services are convenient and popular, but I feel like a service puts an extra layer between the agents. Sometimes a conversation can be much more useful.

When a feedback service requests such feedback, my philosophy is this can not be more important to me that to the listing agent, so the request is ignored.
If I REALLY want feedback, the showing agent will KNOW and they will either delver feedback immediately, usually text, or wait my call.

I then forward this link to all the agents who showed it along with a list of specific questions about the property and request their response.
I offer to return the favor, which I generally do. The response is okay, some will answer each question, others will just say something general like, not the right house, or first time out with this buyer.

We use Showing Desk but I think I elevated all my responses by changing their stupid standard questions. You have the ability to customize those puppies you know. I changed my questions to on a scale of 1 to 5, etc.
No people much answer the FB at a decent percentage.
