The warranty company who has the most contractors willing to work with that warranty company is probably the one to use.  However, when I talk to clients about home warranties, NONE of them do a very good job.  Many companies have a fancy brochures that describe everything they cover and all the bells and whistles.  Basically, your buying it for any issues that arrise with your furnace, A/C. or water heater.... and maybe an appliance or two.  Any claims on anything else and good luck.  They'll tell you they don't cover it in the fine print.  This is from our own personal experience with a warranty.  Oh, and when your water heater goes out on the weekend, don't expect them to RUSH right over either!  Oh, and when you have a water well issue, don't tell me you don't cover it because you don't have a well contractor lined up in our area yet.  If you don't, then stop advertising that you cover water wells.  Do you want me to contiue on or do you get the picture?

It depends.  Some agents swear by "CRES" plans because they have CRES E&O insurance and if you sell one of their plan, they waive your deductible for the transaction.

There are three providers out here, one of which is American Home Shield.  Google them.

 

Out of the other two providers out here, I find both are good.  Some have more service providers in certain cities than others.  I've had great experiences lately with Fidelity and I have several policies with them.

I guess it would depend on what the client wanted in a home warranty program. I'm not too familar with them. They aren't big in my area...and I don't know why.

A really healthy savings account.  Home warranties are in the business of making money.  It's unrealistic to think you are going to pay $400 and get systems replaced for a meagar deductible when they fail.

It really depends on where you live since the home warranty company will sub out all of the work which will greatly influence the service quality.  I have clients that love them and others that dont bother with them.  I always ask my buyer clients if they would like one and sometimes I will purchase it for them, particularly if they are a first time homeowner.  It gives them peace of mind even if they never use it.
