I really get very few call from yard signs... in the end they help more with my branding in a specific area than in driving buyers to the home.

Nancy Robinson the bulk of my business is the condo market and I don't get a chance to have a yard sign.  I get traffic on line from the information and exposure to the listing from online marketing and exposure.

It does help IMO, absolutely! I get quite a few calls from signs - people still like to drive around and look, as well when they pass by a sign, often they will call the number

I recommend that all real estate agent refrain from placing FOR SALE signs in the front yards of home sellers. DON'T DO IT!

After all, this is the Internet age.

I think they help both Nancy Robinson - the person that is driving by and sees a For Sale sign and loves 'the look' of that house, the seller's neighbors who can now tell their friends who might want to move into their neighborhood, that they now know of a house on the market, and the LA because others may want to 'interview' him/her, and they get to meet (in most cases) and put a name with a face, and then get to 'check out' their Marketing of that house, i.e., flyers, postcards, open houses, etc.  The LA's name is now 'seen' by that neighborhood, and if they were or were not currently selling there, they will now get added exposure or exposure.  So to me, the sign helps both sides.

I've never sold a house to a buyer who called me after seeing a yard sign - but I bet some of my houses have been bought by buyers who saw the sign and then called their own agent.

Surprisingly enough many buyers drive through neighborhoods to see first hand if they like or dont like it. The internet has massive amounts of info, but seeing with your eye does not lie. Yard signs attract buyers

Good question - I think that it helps the agent with the neighbors. There are still some examples where someone picks up a buyer from a sign.

All you have to do is download my RM app & hold it up in front of the house & it will bring up all the info right away. OR just google the address.

Signs are now mostly for neighbors to announce a new listing. It is an important part of our marketing, but you are right, a yard sign for sale is not that necessary as it used to be.

I think they do both. Drive bys can get the address adn Google it and find out if it is for them all because of selling a sign. Now if they call it benefits the agent too because if they are serious we will help them buy something, somewhere.

YES!  I get a lot of upcalls from my signs and have sold two of my listings to my own buyers because of it and picked up a couple other buyers too!

Seller: Helps create awareness.  Your neighbor isn't looking at Zillow to see if there is a home for sale, but if they see the sign they might tell a friend.  In addition, when searching for a house when out showing buyers, signs make finding the house SO MUCH EASIER!

We do receive many calls from yard signs from bona fide potential buyers. Calls from the internet rarely happen since so many in the net wish to remain anonymous and there is so much free, readily available information from competitors.
