Paul,
Many times, ultimately we refrain from doing so. There is no doubt that we can see the future as you did in this instance...the real test is, "are they listening!" We move on, so much more ahead. A

Paul,
I think it very loudly often, but I try to refrain. Once a seller refused to part with around $1500 for minor inspection issues because they thought the buyer was being too picky. When they backed out, we were on the market several weeks longer and they accepted $10k less for the next one and fixed most of the issues prior to getting the offer.
I thanked them out loud and said something else to myself, I'm human.

No, I don't say that to my buyers or sellers, even though I may be disappointed by their actions. I think it is best just to move on.

I try to refrain from saying that in life in general. But there have been times when I've "warned" a client about consequences to their decisions and told them if something goes wrong, I would be an "I told you so."

It depends on the client! I gleefully said "I told you so" to a seller just last night, when we got an offer on Day 2 of the listing. She could only see the defects in her beautiful home and predicted it would take a long time to sell.
If a client is being forced to accept an unhappy reality then no, I bite my tongue.

I think it and keep my thoughts to myself. No need to add oil to the fire.

Paul S. Henderson, REALTOR®, Broker, Tacoma Washington - I do say so, at times!
Even for my own buyers when they refuse to pay the price for a property that I thought would work for them and sellers!

It would be an easy thing to say and soooo many opportunities, but I refrain from saying that.

It depends on if they get it by the 2nd time around. If not, it gets said!

I think it's a risky thing to say, even when it's hard to keep the mouth shut. It's demeaning and it can make the other person feel stupid. It sounds very parental

I am sure that the seller is glad you don't keep saying it to them. I have said it in a round-about way to both buyers & sellers.

Well, a lot of things are becoming obvious of you work years in real estate. I do not use ''I told you so'', but mention something like'' we already discussed this possibility/response/ inspection result/etc.''.

Saying that is never a nice thing to do, and it wont help.
I have however suggested to people that it is important to listen to the guy that they are paying to advise them, most do after they see the results of not following.

Realtors are the lest trusted profession after lawyers, politicians.
What we say is unimportant. How you say makes a difference.
