Yes. It is more time intensive to be out and about showing property, looking for property, etc. Listing agents don't have a cake walk, but the client facing time is less and most work can be done in you PJs from home.

Ask a listing agent and NO. Ask a buyer broker and No. Each has its own duties that compliment each other when both work hard.

I do believe that, yes. (which is why I mainly list!) Too many hours involved, too many miles, too many indecisive people, too many spouses disagreements . . . the list goes on. And many BA will attest to the fact that not all Buyers are loyal but that is another subject for another day!

Nik De - if done right, it does not consume more time for buyer's agent.
Bottom line - systems should be in place.

Listings agents put a sign in the yard, they put it in the MLS, they are gone. If it sells, they collect a paycheck, if it doesn't, they move on to the next one.
YOU the Buyer's Agent have to do the real work, which is showing houses, writing and presenting offers, carrying it through to Closing.

They have to spend more time in most cases with one customer. For some it is easier and for some much harder!

Sure and being a buyer's agent will cost you more in time spent working for success.

As I do both, I feel both Listing and Selling Realtors earn their pay.

Different work and it depends on whether you have a passion for what you do. If you have the passion it doesn't seem like work.

I thnk so - but I think GOOD listing agents budgets are higher - and in my area, listing agents only put lisitngs in the MLS and that'st he end of they're marketing - go figure

I suspect it depends to some extent on the transaction, but in general it's harder, and certainly more time consuming, to be a buyer's agent.

I'm not sure I would qualify as more difficult but certainly different. It also depends on the particular agent as well.

It is different. As a selling agent, you invest more time showing houses, as a listing agent you invest a lot of time and money in marketing the property.

I actually find the work equal, as we do both Buyers and Sellers, and don't really think of 'working harder' as associated with either group Nik De. Depending our your market (hot or not) and your niche (families or seniors) you may have to do a fair amount of work with each. Love showing homes to motivated and serious buyers and love doing marketing and open houses for motivated sellers. You are doing paperwork for each and have time deadlines for each. And of course depending on the personalities of those you are working with, can certainly make a difference in 'working harder', i.e., a different stress level.

Yes. It is more time consuming especially in a hot area. But the commission is often higher than listing side.

its different kind of work, its all difficult, if it was easy .... girls would do it ! lol haha hehe hoho

Maybe the new buyer agents that try to work every half dead buyer...
We do not have buyers that waste our time because we do not have signs out in public soliciting the general buyer. The buyers that find us are looking for us.
Compared to us, I think that "good" listing agents work harder. They have to constantly look for business by knocking on doors, wearing name tags, pressing flesh, and telling sellers what they want to hear.
They get lots of calls daily from agents that have not read the showing instructions, and many times have to meet buyers agents at the property, that never bothered to PQ their buyers. They spend big bucks promoting a sellers property only to hear complaints on why they have not sold the house yet.
Kudos to good listing agents.
