I swing between San Diego and Sarasota. I guess the 'World in my Onion'?

It's my understanding that with my NC license I can list and sell anywhere in NC -- but the compensation offered in the MLS only applies to members of the same MLS.   So it makes no sense to list or sell in an area outside my own MLS.  And it would be disservice to my client anyway, because I'm not familiar with other areas.

I don't go outside my area and I don't buy into the "Local" thing either!  It's not local - it's world wide - I may sell locally, but I refer customers all over the world and have sold to customers from all over the world - I don't see how that is Local!

nope, nope and nope.  I do what I know well and I refer out the rest. Even half an hour from me on our sister lake although many there cross over I do not.

Unless there are some very good reasons, I would prefer to refer out. There are some logistical problems such as lockbox access and lack of area familiarity to consider that make it impractical to serve customers too far outside your market place even if it would be possible in theory. 

Fred, I've sold pretty far outside of DC (I'm also licensed in Maryland and Virginia).  But I usually do a referral, especially for listings. But great technology and access to a lot of local information on our MRIS system makes it a lot easier to work as a buyer broker.  I think my limit is about 30-miles.

No. I stay in Mesquite, do not even work the area that borders it.  I love my little oyster shell.

No, I do not go outside my area. Just because I can does not mean it is the right thing to do. 

Just because I can doesn't mean I will(or should).  Depending on the client, I have travelled beyond my primary market area but with limitations.  

We're not into "neighbourhoods" up here like you are in the US. Many of our "towns" are smaller than your development tracts! I travel quite a distance for my clients and am still able to provide local expertise.

COE Article 11 (2nd paragraph) speaks to a REALTOR practicing only within their areas of real estate competency . 

I list and sell anywhere in my state that i am knowledgeable about. Most often within an hour which includes all the larger cities in NH and major spots like the Seacoast and Lakes region. 

We remain within the bounds of the area covered by our MLS.

Most of us stay within our local markets.

I sell in about a 100 mile radius now since I am licensed in DC, MD and VA

Our state is divided into island counties and most agents market only their county. Local knowledge is critical for many deals here.

Real estate is local and the technology/internet have made real estate almost borderless. I can and will go out of my basic area if needed but prefer to stay within my area for many reasons. Having the license be statewide is nice since you never know when an opportunity will arise to work in another part of the state or even move to a different area.

My area is large as it is rural and I need to cover a large area to meet my goals

Sometimes Fred, if I can't handle it I refer it out.

Within 55 miles radius.  I can go further but almost all want a local agent.

It is local. We don't venture out of our area very much. Practices change when you go too far in any direction.

The net and tech have definitely broken down barriers.  I do not operate outside of my area because I do not feel that I would provide a valued service.  Just because I can take a listing in Pasadena, San Diego, San Jose areas does not mean I can give them the level of service that a local agent can.  So don't worry Michael Jacobs, Sandy Padula and Norm Padula, JD, GRI and Kathleen Daniels, any leads out that way are going to you!

our business is LOCAL, except when we have tracts of land....we will go to any town where I market for land.... we have subdivisions going through approvals in several surrounding towns....

I do not. I feel that you should pick a territory & know like the back of your hand. I do not sell northern Illinois!  Many people disagree with that.

Best knowledge is local, however I feel that practices, rules and documents should be national to make it easier and smoother for all. Would refer out of my "comfort zone".

Still makes sense to remain local. Have seen listings where the listing agent is 100 miles away. Someone is getting little service!

I already cover a pretty big area--about 60 miles around Charlotte, which puts me into South Carolina, as well and into multiple NC counties. That's more than enough, although Carolina MLS also includes the mountain region--don't know enough about those areas to sell with confidence.

Yes to doing what my license says I can do. How? Where? This will be known at the time

Fred, I feel that the Code of Ethics precludes going to areas I have no expertise in, and as a practical matter, how can I advise a client properly?
