Most involve furnace and plumbing issues instead.

At a home inspection water started pouring down from the ceiling in the kitchen as the inspector drained the bathtub. Sellers fixed it although we had an As Is clause.

I've never bought a property "as is" but I have had investors do so.  They go in with their eyes wide open!

I believe, after 13 years as a Realtor, Broker, Owner and as an Investor... Surprises will come whether it's as-is or not. Houses are imperfect. People are, too. So all the disclosures, inspections and genius Realtor brains in the world will fail to prevent every single solitary surprise in a house.

There simply highly likely will be after purchase revelations...

Accept that and you will never REALLY be surprised by anything!
