Social media for sure. A few hours a day is spent on FB staying in front of past clients and procuring new clients by interacting and being social.
Working our past client base is really good for us too.

Signs, website, referral. All passive. Spend some time each month marketing via a newsletter to my past clients.

When the phone rings I jump on it. farming, blogging and go list homes. Showing home? I did it last week first time of the year.
