Don't. I know the types of deeds and so should any licensed agent but we do not define them for our clients. Rule to live by in RE: "Be the source of the source" - point toward a resource or licensed professional -  for that kind of information.

Our state contracts are prewritten to state the seller is givng a general warranty deed. If they wantanything different they need to discuss with an attorney.

Here is an explanation of the different types of Property Deeds.  As an agent, you shouldn't be giving advice in this area, although the Warranty Deed is the most common in real estate sales.

Minnette Olsen This is a basic real estate 101 question. Explain the different types of deeds in layman's terms so when they do contact a real estate attorney they will have a basic understanding. Your real estate text book is a good resource for this information. Always send them to a real estate attorney so they can make an informed legal decision.

First preface with, I am not a lawyer so you should ask your attny, but in my opinion there are two important ones, a Quit Claim and a Warranty deed, best to stick with the second.
