There have been issues at times but never insurmountable enough to turn away my business.

No but i wish i had, had one that was so busy they forgot to tell me the home was closing. My seller signed by mail and electronic signatures and had the buyer come in without calling either agent.

Yes I have heard that. They only get to say that one time.
I like using the smaller shops because they are just as efficient and lower cost. However, they don't have the same volume capacity. I expect my business to be priority business and the newbie to hear that message.
Plan B is the higher cost, in-house, title company who is unlikely to NOT have the authority to turn down internal business.

No, but there have been a couple instances lately where I thought this title company is too busy, look for another one next time.

No, but if they really are too busy, I would be glad they told me and would go somewhere else.

I've never had this happen. My title agent treats me like I'm the only person she's doing business with. I love that, and I know she's busy.

I have been with my title comany for years so I don't expect it, but they may tell others but I really doubt it
1,766,398
That is a first! WOW! Soon enough, this title company will be begging for your business
1,555,630
Nope, never happened here. If it did they would lose my business as would all of their ancillary services (home warranties, etc.). Would say to me "Sorry, I don't want to work with you."

Rose Mary Justice I have not heard it before. It is possible Title company discovered issues with the title.

No. The local total sales are way down. All title companies have contest to take on more work. Never experienced here ever.
