I have and do run ads with a landing page. When targeting buyers, I go for those who live in NY, NJ and PA areas, certain income bracket, previous home owners and done very well with them. For sellers, target homeowners only who lived in their current home 4+ years.

I have. I've done boosted posts targeted within about a 45 minute drive of the center point of my area. Targeted who FB thought was "likely to move" plus renters, fans of fixer-upper shows, etc. Boosted posts were about open houses and were focused on impressions. Had about 1,000 people see the posts (did this a few times) but precious few showed up. At one point I had linked to the full listing on my website and had a huge jump in traffic to the site. Traffic to the open house still came from zillow and realtor.com
Starting a new campaign today for Sunday's open house. Same target audience and area, but promoting an event instead, with the intent of getting people to attend the event (that's one of the FB options for setting up the campaign). Giving it a try to see what comes of it.
I only budget $20 per ad. That seems to be the consensus of the "gurus" out there like "The Paperless Agent."

Great question about the optimized landing page! I'll wait to see the answer. I own another business and FB ads are a HUGE revenue boost for it. We've been strategizing on how to use them for our RE business now too.
