You hear from SF on TV all the time.
Contact rent control commission...
In CA min 60 days. Many will refuse to move so you need to go to court some still will not move ..... The evicted people not only will sue. They call in TV news to fight back.
Big headaches for deep-pocketed investors.

This is a major undertaking that will take time and money. To demolish and build new is one approach and to remodel is another and that is if it is allowed by the city and or the neighbors too. You will need a good engineer, city and neighborhood support, a spokesman with charm & savvy and money....lots! Do the math and homework. A team is necessary

Connect with a reputable contractor that is known for doing rehabs and such. You may even need to work jointly with a good commercial real estate agent if you haven't done this before.

Robert,
Good luck. What we would do in a case like this is find an expeditor who is an expert on this type of situation. Then prepare yourself for a year's worth of hearings, etc. The expeditor we had was an attorney and former mayor of Beverly Hills, and he knew his way around the city of Los Angeles. He is now retired, but I am sure there are many around. A

If it is covered by rent control it would be very difficult to remove tenants. I'll post a link below to my post with very useful links where you find the latest on your situation.

Check with the city on this one! There has been major backlash against this type of move in LA and Santa Monica. They were talking about enacting laws against it (or to prevent many of these). You may get stuck putting up a rent control unit too! Big push out here for "affordable housing."

Get a copy of the zoning ordances and talk to the officials who you will be dealing with. Do not take advice from strangers on forums. You could end up with a nightmare on your hands if not handled right

Always seek an attorney for legal assurance.
Sometimes it does take "bribes" (that are legal) to the tenants to insure things go smoothly!
