There were some issues, mostly back when TRID regs started, but they've been mostly accounted for. The 3 day waiting period between CD and signing is a killer though.

Not yet. The lenders have really stayed on top of things.

Not really with my lenders. Only by a day. Most delays have not been TRID related. One was TRID related, but one day, no real big deal.

Not really. I think it has made my lenders more efficient. Some even close early.

Connie not one closing has been delayed. Our lenders are fantastic and usually have the docs to title early. Thankful!

I haven't seen much happen because of TRID. I'm thankful for that. I guess lenders and agents have gotten acustomed to the regs.

I have not had any significant delays because of TRID, I guess I have a really good lender!

Since TRID a number of my transactions have been cash so no worries. But of the loan deals, no issues at all (knocking on wood...)

No we started practicing the rules 30 days before deadline. Can close in 20 days.
The one problem- some escrows do not promptly disclose their fees. Work around- use FATCO's calculator and add 10%

I am getting 35 day closings on investors as long as they get their info in timely.

I attended an event for mortgage professionals a couple of months ago and the general consensus I heard (from the people directly dealing with TRID from about every angle) was that any real concern with that had passed. It seems that many are actually faster now because concerns about TRID led them to become more efficient and stay on top of the ball.

Hi Connie - Not at all on our end. Our lender and title company have their act together.

Connie - So far there have not been any issues with TRID. The lenders have done a good job moving things faster in order to account for the 3 day waiting period.

None yet, and I had a TRID escrow on day #5 of TRID's launch. But, I was running my escrows very much like TRID requires anyhow, just had to step up the inspections sooner is all.

As I predicted.... Lenders now have to get loan closed 3 days earlier. And they hit the mark almost always(in my experience).
Many times a regular deal gets skipped over so some extra attention can be given to a hard/weird deal. No more for us. If I have a hard deal.... I tell the agent to give me more time for escrow.
And... if a realtor complains about a late closing when they gave me 26 days with a holiday in between? I explain to the borrower WHY we are late and they handle the realtor for me.

not a one. I made sure that my lenders were on board and prepared. I also ask the loan officer at time we're drafting the offer... how backed up is your underwriting, how many days will we need?

Only my first one the month, rather the week that it took affect. All others have been pretty normal.
1,622,432
Nope. Delays have happened before TRID too. It is all about a specific lender you are working with.

Just once when the closing attorney missed the date for issuing a CD. Otherwise, business as usual.

If you do not pick the right title company which can overcome challenges, then this can delay the closing.

We used to hit 6 weeks closing marks easily. Now, there's no delay if I put the closing goal out 8 weeks...

Some yes, some no. Depends on the lender. I've had it screw up my ability to charge a per diem for a sluggish lender though.
