I've never had a neighbor sour a buyers decision to buy ... just the opposite .. it made them feel more confident in their decision to purchase.

Sounds ugly! I haven't had that problem but have had buyers who were really excited about a house but after spending time in the neighborhood moved on. And in a couple of situations I recall buyers had talked with several neighbors and that helpe them make a positive decision to buy

I haven't really had this situation come up. Thank goodness for that. But we are mostly rural. Our neighborhoods and subdivisions aren't what you think of as neighborhoods and subdivisions. Neighbors can be few and far between in some cases.

We have a lawyer who teaches our continuing ed classes that always refers to the neighbor with the cake who can't wait to share news. He prefaces sentences throughout his class with - you're about to get another cake.
I've had two - when a neighbor told the prospective buyers about a suicide in the house (they didn't buy) and a neighbor came over the morning of closing to tell the buyers that a little girl died in the backyard when she was accidentally hung from her swing (they did buy).
