Only did one VA loan in my 14 years in real estate.  No CalVet. I hope you get what you need here.  I agree with Michael Jacobs - John Meussner - Gene Mundt, IL/WI Mortgage Originator - FHA/VA/Conv/Jumbo/Portfolio/Refi , Joe Petrowsky and George Souto come to my mind as well.

My Dad and Mom used CalVet to buy their home --- not much help as it was more than 50 years ago.   You might want to contact John Meussner .  If he doesn't have experience, I'm sure he can direct you to someone who does.

VA home loans are guaranteed by the Veterans Administration, but the actual loan is made by banks and mortgage banks. The VA’s guarantee on the loan encourages lenders to offer favorable terms to veterans, resulting in low interest rates. With the CalVet program, the state of California is the lender. California uses bond funds to lend to any virtually any Veteran who wishes to purchase a home in California.

 

VA fee can be financed but CalVet must be paid through escrow.  

 

Depending on County the CalVet can finance more money than a VA but is rare.

The rates are much worse than VA, and they have a funky title process:

 

The veteran and CalVet enter into a loan agreement, called a participation contract, which is controlled by a statutory scheme unique to itself and separate from mortgage law . [M & V C §987 .50 et seq .]  Under a CalVet loan agreement, CalVet takes legal title to the property as security for the veteran’s performance on the loan agreement . The arrangement is similar but unrelated to a two-party land sales contract . [M & V C §987 .69]  Like a seller who enters into a land sales contract, CalVet does not own the property . While CalVet holds legal title, the veteran is the equitable owner of the property and responsible for performing all ownership obligations, including payment of the debt owed to CalVet . While CalVet appears as the vested owner of record, CalVet is a lender with no obligation to comply with any ownership responsibilities . [Cunningham v . Superior Court (1998) 67 CA4th 743]"

 

A good VA lender offers a much superior product for the veteran...

Have not heard of them, but there are plenty of people out there trying to utilize our vets in their marketing.  I would investigate them well before endorsing them in an article.

I asked a broker who has been in business since late 1960s  He did it only once in 40 some years it was a horrible experience as most lenders are not familiar with it.

On VA, FHA  Cal Vet I pass. I am conventional and cash realtor.
