In our market is 10 minutes or less and they are gone.  They shoot photos of the rooms as required and do the rest of their work online.

Marte Cliff - some of them are quick - specially for condos, they may be. Though measurments, pictures etc takes time.

Each appraiser operates differently and each property is different.  I am not aware of any particular minimum time requirement to be onsite.

They need to be there as long as it takes to get the job done right.

an appraiser needs as much time as it takes to collect the necessary information....some clearly understand and recognize what they're looking at....others, not so much!!!

Most appraisers are there for 15-30 minutes.  The good ones (ok, one) will sit down with you and discuss comps and your property's condition and improvement costs.  Most of their work is done online.

As long as it takes to do a proper job and not miss anthing adding value.

Not a courteous appraiser, in fact, bordering on rude! That said, if he got what he needed in a short period of time good for him!

Unfortunately yes, I've often been concerned by similar behavior and I not e it for any appraisal report concerns. But, ultimately it's their call on their time.

Maybe he had to get to his real job by 10am.

We have some appraisals that take several months.

Yep, you're lucky he spent that much time. Get his measurements, pics & he's out of there.

Very rude he could care less about appt times tough.

The last one I had was an hour ans a half. 2600 sqft.

Exactly the time needed to reach the 'right' number.

I try to make their job as easy as possible, so they can get out as soon as possible. They make so little money, spending too much time gets then into a bad mood.

When there are lots of comps, they only need to see 'liveabilty' verification as defined by the lender.

Each appraiser works differently, there is no time set for length of an appraisal that I know of.  

The appraiser needs to be there only for the length of time needed to obtain the needed information.

I've had appraisers take anywhere from 15 minutes to over an hour all depending on the complexity of the property.  I don't think there is any set time standard.  As long as they do the job.

I didn't know there were constraints or limits in the time it takes to complete an appraisal. I admit their schedules are fairly tight but I will accept almost any time, early or late, to leap this final hurdle. 

I have seen appraisers spend an hour or more or 10 minutes. It depends how well they know the area and the type of construction. Some can do it really fast and be on their way. If they get what they need and get on their way then they can get to work on finishing it. Now that was rude coming early after he was told. It was almost sneaky.

A duplex may take longer than a one bedroom condo but I wonder if there are many comps. Are there many similar properties in the area Marte?

I would think he would at least abide by the time frames he set. I always try to be respectful of people when I'm showing property. This appraiser sounds like a rude person. I don't like rude. 

I would think the time will depend on the size and type of  property, and what needs to be done to do a thorough and good job, including photos and measurements. Sounds a little on the skimpy side to me, in addition to a lack of professionalism and common courtesy.

Marte - I am with some of the other agents and feel that many appraisers gather most of their information online. The only thing they may need to do is take some photos and measure some rooms. It doesn't have to take a certain amount of time as long as the information they provide is accurate.

Depends on the property or how much data they had.

Honestly, in a hot market like we're seeing, there's a severe appraiser shortage, so you're lucky to have gotten someone in there at all....

Unfortunately, we're at the mercy of appraisers in this market - they're all busy, and business isn't slowing down...

It all depends on the type of appraisal that is being requested, and the type of appraiser. He might have done work prior and was just looking at condition and to take pictures.

Not unusual.  I've had many appraisers take less than a half hour.

He could be from the area and was familiar with the complex.  While it was rude, they are their own breed.

The time spent on an appraisal seems to vary by type of property, purpose(purchase vs refi)  and experience of the appraiser. 

Regardless of the time spent, the appraiser was rude.

Totally inappropriate behavior since he was given a specific reason for the later appointment time.  As for time spent, it's hard to say.

It depends but in general as long as it takes to do an accurate and fair estimate.

Now, what is accurate and fair? That is a good question!

I have seen detailed appraisers and by the numbers type. It varies. The more experienced can fill in the blanks while the detailers do nook & cranny

They are pretty quick around here. Maybe 10-15 minutes. Taking pictures, and measurements, asking for any updates, then they are gone

The appraiser is there for 10 to 20 minutes and they are gone.

I think he was a rude person but sometimes appraisers don't even go in the house - I guess it depends on the expectations of the lender who hired him

Long enough to do a good job

It depends on what typs of mortgage it is. For conventional 10 to 15 minutes is tops. For FHA, 30 minutes is common as they have more to do. 

It depends:  Depends on type of loan, depends on type of appraisal lender requires, depends on the skill of appraiser.

 Depends on how long it takes him/her to gather information needed for type of appraisal required for the buyers' loan.

It certainly wasn't professional, Marte. My experience is that most appraisers are in and out within 30 minutes. That being said, typically they make an appointment for an hour's time frame and my experience is that if they are running early or late, they let me know. These days, appraisers make so little money on their appraisals, I believe they spend as little time as possible to increase the number of jobs each day.

It varies

One time I had an appraiser set at certain time, a short sale. The seller was there and I arrived 10 minutes late. He was already done and left. 

There is a way to speed up the process. Provide tax record, offer contract, Give him all the relevant comps and help him making the measurements.

Give him all permits and list updated and cost. He will get out in no time.
