There's one bit of information necessary for us to be able to answer this question; how good of an offer is each one of those 20 offers? You see, if 20 people come in close or over the asking price (very common in my market place), those offers are driving a strong market forward. If most of those offers are ridiculously underpriced then we know that either the property was overpriced or the market has shifted. In 2008 I would get plenty of offers on a property and most of them were ridiculous, low-ball, blatant insults to the seller. Fast forward to today and I had 19 offers for a one family home in Glendale Queens, and 16 of those were over the asking price, all within 24 hours from the first showing. We are closing on August 10th for a price point that went well over the asking price. So, are we talking about 20 good or 20 bad offers?
