No ... the bay area is nuts. The bay area and NY I always feel are inflated and a bubble, but there is so much money there and demand it never seems to happen (2008 - 2011 excluded).

OMG what is normal - 20 sounds like a lot of offers to me!  At our hottest times we averaged 15 to 20 offers, rarely more then that.

It is softening in the condo market a tad here, not as many multiple offers in condos, but houses are still selling in multiples. I think it's a sign of cheaper money cause more to go for houses over condos.

Just to be clear, was your question sarcasm? Twenty offers on a property in my market would be signs of a strong market. A softening market is one where offers are scarce. If 20 offers in your market is soft then you must receive 40 offers on a property to consider it a strong market. Where are you? It's time for me to move!

There's one bit of information necessary for us to be able to answer this question; how good of an offer is each one of those 20 offers? You see, if 20 people come in close or over the asking price (very common in my market place), those offers are driving a strong market forward. If most of those offers are ridiculously underpriced then we know that either the property was overpriced or the market has shifted. In 2008 I would get plenty of offers on a property and most of them were ridiculous, low-ball, blatant insults to the seller. Fast forward to today and I had 19 offers for a one family home in Glendale Queens, and 16 of those were over the asking price, all within 24 hours from the first showing.  We are closing on August 10th for a price point that went well over the asking price. So, are we talking about 20 good or 20 bad offers?

Kathleen - I would say that is still pretty darn good. I got three offers on my last listing and thought that was good. Doesn't seem like a softening market to me.
