Our market is only 3-4% off list on average. So that's room but not 'a lot' of room.

Yes. Pretty much standard practice in our area.  Every now and then a home goes multiple and goes above list price, but typically there's some seller give during negotiations.

Only if I have to.  I like to get as close as I can to market value.  But I'm seeing places that are priced with room to negotiate, and some of these are selling for over asking in bidding wars.

pricing is not an exact science.... we price within the right range and pick the upper limits of that range for the list price.....

I try to price as close as possible to current market comps. Of course, with all listings there is the possibility of some negotiation.

I'm usually against it. It is better to price right or a bit lower and get multiple offers than overprice and waste everyone's time.

When I get it price it sells more than highest. When the seller want to call the shot, I ask them to tune down the asking price.  This year all listings were sold over what the market can accept at or below listing high price.  Most are way over highest sold. The appraisers did not give me a bad time.

Debbie - More often than not sellers understand that buyers do not want to pay full list price when they buy a home, so there will be room for negotiation. However, it does depend on the market, as in a sellers market, the seller can oftentimes get more than list price.

Most sellers understand that negotiation happens and will leave some wiggle room.  If they cannot, then they do not negotiate on price.

We always have that discussion Debbie Reynolds - the market we have been in for some time now means multiple offers over asking price.  One such listing just sold $100,000 over asking.  There is always room for negotiation ... how much higher do you think the buyers will go?

My sellers attempt to, but I only give them 1 or 2 weeks as long as their price i sreasonable, then I take pricing control (it's in the contract to adjust the price every 2 weeks) or give the listing back to them

Depends on the market segment. Some area are hot and that's not what is needed. Other areas sellers think their homes are worth more than they are and they have a lot of room for negotiation,

If the home will likely be sold with FHA and VA financing, sellers need to consider the payment of some of the closing costs.
