Diane Skurat - since you decided to send 'everyone' a 'Thank You' note, do send it to 'everyone'!

This itself sets you apart from most agents - and you never know someone may like you and decide to work with you, just because of this.

I have Open house business cards that say thx on the card. It saves me time and I have gotten business from the message on the back of my BC.

Evelyn Johnston just nailed it. The rest will be up to the universe and your lasting impression. Some lied to you, others will fire their Realtors, some may return to you, like the prodigal son, for writing that note.

I follow Evelyn Johnston suggestion.  Open house attendees know the rountine.  If they claim to have an agent you don't 'bug' them.  

Just send a thank you & invitatation to give seller feedback via their agent.

Walla!  If they don't have an agent they may just call you

Just thank them for attending, and suggest that if they are interested you would be happy to let them and their agent have a second look.

If they came to the open house you can thank them for coming and if they have questions please have they agent call you.

As others before me have stated; 'Go for it!'

I thank them for coming when they visit the open house. No sense in contacting them afterwards if they said they are already woking with an agent.

Just say thank you for visiting and ask for feedback

Treat them as other people's clients that might be interested in purchasing one of your listings via their realtor. They might still come to you as they might've been lying about being "attached", or maybe it wasn't anything in writing.

You can send thank you notes to all.

However, I would not send thank you notes when the agent is with them.

Simply state keep me in mind if things do not work out with your current agent. Be appreciative.

some good  answers below, reminds me of some girls (when i was a boy) and they "thought" i was hitting on them.. i wasnt (of course lol) but half the time,  when they volnteered that they had a BF, i said kool..two weeks later they asked if i wanted to join them to go eat lunch..lol . If you got a email or an address and its real..you are way ahead

No mailings to people who claim to be represented by other agents.

A thank you is a nice gesture but I personally would not send to those who said they were working with agents. Just my opinion

Throw in a post script that says: If you have an agent, tell them to keep up the good work. If not, I would like to work for you

I would not mail a thank you to those working with an agent.  Some people may misconstrue your intentions.  A

eMail is a cheaper route. They got your phone # and feel less invasive.

I do not think I would mail out a card to them if they have a agent.

Please keep the property in mind for one of your friends & don't forget to tell them about it.

I like Evelyn's response.  Just know that not everyone who says they have a realtor really does.  Often it's just a defense mechanism to avoid the sales pitch.

If an open house visitor stated they have representation, I would not contact them.

If they are working with another agent...leave them alone. It's not your place to contact them. 

Diane, I'd focus on the people who haven't hooked up with an agent yet. A lot of agents don't appreciate it if they think you are trying to flirt with their clients!  And there really are enough to go around.

Avoid sending anything or calling those that said they have an agent.  I believe that would be an ethics violation.

If they said they have an agent ... respect that. I would not send a note. 

I would not send a note to folks with a realtor, especially since you thanked them when you first meet them at the front door, for coming to your Open House.  Not wanting to appear to take anyone else's clients, for me, I would not send a note Diane Skurat.
