that's an easy question to answer....my niche was new construction....my success began with "knowledge of the product" and that knowledge came from college level courses in building construction, i.e., methods and materials for residential and commercial construction, estimating, drafting and more....
the second factor is networking and meeting your first builder client!!!
then it's reputation, word of mouth and having the right "bird dogs" feeding you land and more builders....
it was a great ride and I closed on my last listing over 12 years ago....and now I market for the "top dogs"....
