I trust AVM'S completely - to get it wrong!

i love them because they are a great start of a discussion why they are often filled with errors.  

Jerry - my neighbor was going to sell his used car for $7500.  He asked if I could put it on Craigslist.  When I stopped by to get his photos and information from him, he said he was going to ask $12,000.

  "How did you go from $7500 to $12,000" I asked.

  "I found an Automotive Website that tells you what your car is worth.  It said $12,000".

  --- That was 3 or 4 months ago.  The car has not sold.

I test them whenever I see them, some are fairly close, others not so much.

But then so are some of the agents and appraisers who do this.

It depends on what they are being used for.

No. No. No. No. No.  If buyers want to trust them then there are consequences to that. I do not use them on my website either for a home value. 

You should not be one one them as a professional.

Yes, I trust them as much as I trust:

• Zilblow to provide accurate infromation
• Googleyglob to not censor search results or continually offer methods of ranking and then pull the rug out from under those that follow their instructions
• AOL to not censor the websites they allow their visitors access to
• And of course as much as I trust politicians!

Any chance you see a measure of sarcasm in my answer?

They are jsut a ballbark, many times they don't factor in condition.

No I don't trust them. There are too variables that need to be considered, and any buyer using them had better know the market and the neighborhoods. 

No I do not trust them and once I have had an opportunity to explain to the buyer (my client) they fully understand too.

No, they cannot see the inside condition or neighboring conditions.

Trust them? Heck no. It's interesting to see how very different they can be. I always check them out on listings and properties of interedt to buyer since I know THEY will be looking. AVM's are a great for inspiring education

No.  They can be a good starting point and I've seen some that agree with my comps 85% of the time, but when they're wrong... THEY ARE WAY WRONG!
