Pretty much the same as the seller...checkbook for unexpected issues, but that's never come up. If it's a cash closing I always advise the buyer to have certified funds. I had one buyer think he could write a check and use cash. He was young and thought he knew it all. He didn't listen to me. The title company wouldn't take anything over $500. He was from out of state and spent more than an hour running around to find a bank that would issue him a check, and he was charged a lot for it, too.

Deja vu?
Ok, not quite, other side of the transaction this time.
Once sold a home to a 90+ year old lady, who had been an investor for years and wanted this particular home to spend her final years in since it had been her first flip.
She brought a box of garbage bags to the table, started unrolling the bags to reveal all the cash she was going to need for closing.
Later that day the people at the bank were a little freaked out when I walked in with that much cash, but at least I did not bring it in hidden in between the layers of a roll of garbage bags.
