If you were just starting from the very beginning . . . do like a time lapse unfolding of the development from different angles including the sky . . . starting from the blueprint and design center. So people can actually watch how the vision unfolds and the quality of the workmanship. At the end of the presentation they realize they're getting a bargain for all that's gone into it, and it can be gifted to them at close.

nice job.... if you had an aerial photo, you'd show the magnitude of that home with all of its rooflines.... that's always a photo that makes them focus....

Can the buyer select the appointments?  If so, that's a huge thing for many buyers to be able to do.  Sounds like it's going to be a WOW house!

Also, sell the neighborhood/location, builder...

I would do less of a close-up, just a bit, to include some land on the other side of the house...unless you are hiding the fact that the other side has a house right up against this one, or a factory next door (lol, I know that's unlikely).

The same general picture (in that lovely sunset lighting!) from 60 feet higher would be ideal, to my mind.  Perhaps you can borrow a drone? (Are they legal there?)

Your "sign" can be added right to the photo, over the empty part of the land.

not particularly....but that is a pricey spec home.

Does the property have an outstanding view? The lifestyle connected with the home could help in the early stages of construction. But I have found over the years that it is very difficult for buyers to visualize the final product without a model. My spec builder husband never wants to list until the house is almost done - so that buyers can see the final product and can see and touch the cabinets and the bathroom fixtures. Days on market can negatively impact buyers as well.

Artist renderings are the usual path we take showing front elevation, rear view and one or two interior examples of its featured amenities.

The buyer of this house (if in my location)  will be one who desires influence.

'SEXY' in this instance is identifying the types of influencers who will be walking their dogs in the neighborhood. Influences like to know they live among writers, artists, business crooks, power brokers, PHDs and judges.

Let's not overlook the PRESTIGE element if such exists for this house in this location. Few things seem more sexy than knowing the owner has what others want.

Having a virtual 3 D rendering of the completed product would also help quite a bit.

I would start with the acrhitect's color rendition of the finished home first. Many buyers are lacking the sufficient imagination to project how the finsihed home will appear.

Maybe a picture of a young "sexy" couple looking at the front of the house with a sleek convertible beside them - the idea that you will be like them if you buy this house......

A good rendering is very helpful.

Sorry Mike, I don't see the sexy in that. It is hard when not much is there. I guess you could talk more about the amenities that will satisfy the needs of the buyer. :)
