They'll both be worth what a buyer is willing to pay.  They will likely be priced, taking winter/remote access into consideration - and I would think that the appraisal will appraise it based on that as well.  

It would be much like appraisals based on properties being on a main road compared to one on the interior of a neighborhood - the value would, of course, be lower on the home on the main road.

I don't really think the purpose has anything to do with the value of a particular property.  It just depends on the market, the location and property condition.  And the market doesn't really care whether you are planning to live there.

They are worth what someone is willing to pay for them. And the appraiser may value something at less than what a buyer might value it for a varity of reasons. I really don't know how an appraiser might value these given the issues you mention.

Accessibility and who maintains the roads is a consideration to appraisers just like it is to buyers.

You need to worry about the lender. Is there a road maintenance agreement, do the dwellings have heat in each room. These are items that will kick out a loan

What do the comps say the property is worth? An appraiser should be using comps that closely reflect the subject's location. An adjustment would then be made for similar homes with different locations.

I would say the fact they are perhaps not ideal for full time living might affect value.  But a weekend house vs. full time in a different area I see no value difference.

I would think the price would be the same if you were a snowbird or a year-rounder, meaning if this was your second home or your primary home.  The location and the comparables have not changed - only you have changed - if you are using the home more as in an only home, or less, because you have other residences.  Now if you are talking decades down the road then the price can be very different!  Yes, my thought is that Appraisers would consider the facts you have mentioned in your sentences of specifics John Mosier.

I believe that ultimately it is up to the buyers as to which they will pay more for.  A good appraiser knows how to determine what the buyer will pay for each.
