WOW...they couldn't see this when they looked at the house and while they were under contract? I've never had this happen.

Whoa . . .  have never had this happen Diana Dahlberg (buyer wanting to sell a week after Closing) - though have represented both Seller and Buyer.  You are one busy realtor - Yea, You!!  Hopefully, House #1 sells quickly . . .   

An expensive lesson for them, next time they will spend some time trying out all the systems.

What was wrong with the steps? Were they to steep?

Diana yes that happened a long time ago. An elderly gentleman insisted he wanted a 2 story condo and we looked at many options. He bought one and then a few months later wanted to sell because of the stairs. Try as I might the first time around he just didn't want to consider a single level.

I think it would make more sense to install a new stairway or elevator.

No, that has not happened to me.

However, when less athletic buyers are admiring the volume ceilings and the magnificent elevations, I do make them aware there are 19 stair steps to the bedrooms. When they correct me, wheezing and panting, that there are only 17 steps, my point is made.

No.  However, I've had plenty of customers who move from the City and their dogs can't get up the steps. thankfully, there's an easy solution - add a carpet runner.

I have a hunch though that this may not be enough to solve it for your clients.

Yep, after a couple of months.  Questioned my buyer several times but she insisted on stairs.

I have had a buyer buy and then want to sell, not for stairs but one for neighbor, one for airport noise and one because they hated it

I did have clients call and tell me they needed to move 6 months after moving ... not because of stairs however.

Wow! This has not happened to me. Typically buyers who have issues with stairs know this before they start house hunting and we don't look at those properties.
