"I have a way to save you money by not going through title and escrow."  Actually had that one pop up on a house a client was looking at buying.  Turns out the guy wasn't really the owner, his grandparents lived there and he had done some real shady stuff that ended up getting them foreclosed on.  It's all over the news out here for the last few months.

Oh, another red flag on that one... it was ADVERTISED ON CRAIGSLIST!!!

 Every deal is different and it makes sense to work with an experienced agent.  Training, learning and knowledge are the keystones for staying away from trouble.  

If they ask you to wire money to someone in Africa, dont do it.

The most obvious one I see regularly comes in the form of occupancy fraud -- someone trying to purchase a home for investment under the guise of buying it as a primary residence.  Someone buying a similar home in a similar area without a really good reason is usually a red flag.

Seller's name not on title.

Talk to a real estate attorney or your broker.

"Let's keep this verbal"  "Cash is okay" "Last minute can't fix we'll pay you later"

Double talk, evasiveness, and poor communications will do for starters
