I don't do open houses, but if I did, I'd have property brochures, a personal brochure on myself, small bottles of water. Why would you think about gifts for strangers?

I didn't know that Big Box Brokerages have gift packets? As far as I know, it's the agent that takes most of the costs.

I have never used these - it's not a baby shower.

I give them a flyer with the house information and my card. They don't need anything else if they're buyers who are actually there to view the house.

Selena, I have been with boutique as well as big box brokers... every open house has been about the property, the market reports and me... needless to say, not everyone got the package from me... only the ones I have connected with, I did leave my notepads and water out there for them to take...Endre

No gifts thats' for sure! Biggest mistake new agents make is buying handouts and spending a fortune on marketing gimmics no one cares about.

Hand out my card, a brochure on me perhaps a copy of a news letter and tell them "Call me".

I do open houses.  I have a one page flyer on the house and one on the team for anyone not coming in with an agent.

Food and drink is nice.  I've done that for broker's open houses, but it does lead to a mess so bring trash cans, towels and a vacuum cleaner.  Typically I do not do anything other than the aforementioned flyers for public open houses.  I see it as a waste of money.  I don't buy a house because the agent gave me a pen.  I've taken many a listing and seen the kitchen full of scratch pads and pens from other agents.

I do open houses with a high level of success.  I have a property flyer, local market information, a magnet calendar (with my info) and since I am in Arizona, usually bottle water.  A guest will remember your conversation and information on the house and market.  If they take the magnet (on the table for them to take as they wish) fine.  No gifts, no food (allergies, some parents don;t watch their kids and cookies on the carpet is not fun to clean up).  Your gift is your information and knowledge.  Agents, not the brokerage provide whatever is available at an open house.

It's been 14 years since I've done an open house.  When I did I had flyers of the home and bottle water that was it for lookers.

I'd ask them if they'd like a digital copy of the other open houses in the area or price range they like. Get their contact info and send it to them from your open. Now you gave and you got.

I don't give them anything other than a property flyer. However, I do have available bottled water and small snacks (like bagged pretzels, crackers, fruit snacks) for the kiddos. It keeps them occupied and quells the meltdowns while mom and dad are trying to look at the house.
