Government regulations.  In the past 5 years it's forced 7 major employers to close in my market.  Some relocated out of the country, so just simply closed. Huge job losses.

#4. Credit constraints are keeping good hard working buyers from homes. The raise in interests rate that will come, will further shrink the ability to purchase. 

 

#6 .The uncertainity of the future is keeping many home owners staying put. That leads to a shortage of homes for sale. 

#7. When you put all the BS aside and look at taxes and the future of the economy, it does not take long to read the basic promises of each candidates forecast for taxes and the economy. The shear increase of taxes under Hillary will criple what is left of the middle class.

#4 but, we have too much government in our lives and businesses right now, lending to all of these issues.  More government involvement impacts our job market and without jobs, people can't buy homes.  That issue needs to be resolved first and foremost.  

Taxing on small business owners (including US!) are killing the American Dream.  Yes, that's part of government control too and it's putting more and more small businesses out of business thus, impacting the houseing market as well.

And personally, I think 'disappearing middle class' is political-speak to scare folks!  Just MHO!

If I had to choose one, I'd say #4, housing affordability.  People have to live somewhere and most would rather own a house rather than rent, if they could afford to do so.   Newton's Law is at work here, though:  For every action there is an opposite and equal reaction.  Everything is tied together in one way or another.   We need leaders who understand this!

6) Continued practice of ALL of the banks to continue to suck fluidity out of the economy.

This sustained practice of the 17 Big Banks, coupled with the creeping health-care caused bankruptcies, and the already gone middle class and the result will be in increase from 85 to 92% of licensed agents unable to support themselves (no family included) with their real estate income.

Florida Realtor Magazine, similar to NAR are victims of SOS and should be working to create a free working environment for real estate agents NOT protecting NAR turf.

It's very simple and factual. Dodd-Frank and the Consumer Finance Protecting Bureau has cause Over-Regulation. It's a failure that has cost Americans billions...why...the only success in these two bills...is it has managed to grow an already "Too Big Government." Even the head of the CFPB stated recently,"I would rather fine, then regulate." In my 46 years in the mortgage business, I have never seen such a disaster!!!!!

Susan, that is an easy one!  The high cost of health insurance. 

Before the Affordable Care Act we were paying less than $500 per month for a family of four, and now we are paying over $1,300 per month for the two of us.  Health insurance sucks up over 50% of our real estate business expenses now and our monthly health insurance payment is 61% greater than our mortgage payment.  It is brutal out there for the self-employed.

With the high deductible we will have to spend over $20,000 in insurance payments and medical expenses before our insurance will begin to cover a non-wellness expense.

I work with a lot of short sales so I would be most concerned about FNMA's guidelines changing & becoming overregulated. I also would be concerned about the Debt Forgiveness Act of 2007 being repealed.
