My goal is to find the right home for my clients.... how many? Depends on the client and depends on the inventory available.

to match listings to the buyers want and need list and to find the property the buyers want to buy - as quickly as possible - with as few issues as possible - I think 6 is more than enough at one time -4 is probably better

Peter,
I echo Nina Hollander . When you are showing large properties, like vineyards or large buidings, 3 is more than enough. I recently saw a large estate in our area, and properly viewed it took just under 2 hours. It took the agent an hour and a half to get the property ready with the help of the property manager. A

My goal is typically to sell one. And, it depends on the clients as to how many I show, though I really don't like to do more than 4 at a time.

Initially to observe my buyers' reactions, then narrow the remainign homes to the ones I know they will appreciate seeing. I will know when we are in THE HOME!

Goal is to always to match a buyer or renter to the property.
How many is too much? depends on how many they are planning to buy. With good targeting and planning it should not take more than 10 to arrive on the right one.

5 is the magic number. More than that and it gets overwhelming. Go figure, incident management systems in the fire service have the same concept. The Chief should be able to hold his coffee mug in one hand and count his direct reports on the other.

What is just right is the time it takes to find a property and get the offer accepted. I worked with clients for 9 months ... wrote countless offers ... showed over 84 homes before we got an offer accepted.
Was 84 homes and 9 months way too much? Not in my market and not for those clinets.

It varies with clients. Some can get in and out quickly others stand around and pick a house to death.

The goal is to find the right property for that client. If it is the initial time, it can also be something of a fact-finding expedition where I include a property that may not fit seem to fit their requirements but I want to listen to their response. The number varies based on the client, the market, the timing and availability of properties.

Good morning Peter,
The goal is to find the right home for my customer that meets the needs specified. How many? it depends on the inventory. What is just right? The one they fall in love with.

It depends on the client, the inventory and their sense of urgency. On a daily basis, I try not to show them more than 4 or 5.

It's hard to tell sometimes, but when I have customers only here for a few days, I have to show them as many as possible that fit their criteria - at least that's my method of madness

Peter Mohylsky - there is no right answer for that. Purpose is to sell that home to our buyers, for sure.

One of the most successful agents in my brokerage will show only 3 properties a day; any more than that get blurred in the memories and recollection gets confusing.

1. To find the right property for my clients.
2. Shop till you drop! j/k That depends on many things...some clients can handle seeing more than others before fatigue sets in and distance is a factor.
If I'm showing oceanfront condos, it takes less time and is easier to remember the units than if we are traveling all over the beach.
3. One size does not fit all, it varies with each client.

It really depends on the buyers. Recently I'm working with out of the area buyers. On the first meeting we looked at eight houses. This caused them to up their price range. Then we looked at five houses. I think they are going to make an offer.
Because they are out of the area, I will show them what they want to look at when they are in town. They have it together, and take pictures and notes on the houses they are interested in purchasing.

My goal is to find out what my client's like and sell it. The amount of homes to see at the same time depends on the client. Some clients understand the process of elemination and will remember only the homes that they like, some will get confuse and remember up to 3-4 homes. Usually I find out the first time showing properties for the client. The second time around I discuss with my client and establish a showing geared toward what they are comfortable with.

2.5 hours 6-8 properties per tour of homes; pending property type & sqft ft.
I can show far more Downtown in 2.5 hours than I can in La Jolla for example.

Hopefully enough to cover all grounds. I did one from one side of town to another. After making one offer she called wanted to put off for awhile. Two months later she went with another buyer agent.
