We don't have anything called a re-investment fee.  You may be referring to what we call a capitol contribution.  Some communities have them.  I've seen them vary from $400 up to $20,000.

Hi Wanda - Our property management companies are out of control on transfer and document fees, but I haven't seen anything that looks like a re-investment fee yet.

Have not come across this term. Are you talking about a capital contribution to the HOA? If so, some associations and HOA's have it and some don't. No average amount.

We don't have that fee locally, but in some HOA's I see initiation and selling certificate fees.

Hi Wanda -- I'm not familiar with that term.  Some fees by various HOA management fees can be outrageous including "document preparation fee", "transfer fees" and "move in/move out fees".

Not usually. When we set up our developments the management company suggested it as a way to "get a cushion" but it was not the norm and we did not follow through on that.

It's called something else in Florida.  Disclosures are mandatory by Florida Statute.  Make sure that you or your client also get the Condo Docs and financial statements, review every word.

Sounds like the newest scam. I can't even venture to guess what it is.

We have fees obviously for new ownership which is around $200 now with the paid assessment letter.

No.  This may be a fee the property management company charges to cancel the account with the old owner and set up the new.  I have never heard of a re-investment fee before.
