abby tiscareno It depends on the type of easement, restriction or encroachment. For example, if there is a gas line easement on the property and it runs right through the middle of the property, there would be a buffer zone on either side of the gas line. This could severely restrict building on the property and affect value.

There are so many of each of these..it depends on its type and if the easement, restriction or encroachment severely restricts something the buyer desires. No pat answer.

it depends on the type of easement or restriction.  Anything that reduces or restricts the use of a property can affect the value.

The question is a bit broad to answer correctly. Easements are pretty normal, and restriction depends, and encroachments have to be solved.
