I have never been part of that kind of transaction, i would be looking more for this on sales owner to owner, to me if you don't use title co. ; I mean the buyer picks the  title company of their choice to do this type of transaction from owner to owner you are just leaving yourself open to problems. if  you are going to do a seller carry i also would use a title company that handles that type of transaction to protect both parties . but just my opinion
