Interesting idea. It might work if you did a lot of marketing, the open houses were in areas that get a lot of traffic anyway, the open houses are homes with the right price points for your business, your area is one where open houses are well attended, etc.
Otherwise, you could spend 39.5 hours doing other kinds of work while at the open house, and 1/2 hour meeting with actual buyers.

Doubtful. Most people aren't looking at open houses outside of the weekends. Why? Most people have day jobs! To get 40 in a week, you'd have to be open 12 hours on the weekends and 3-4 hours in the evening, but after dinner time.
In my experience, open houses rarely sell the home and they have a very dimishing return week over week on attendance. Precious few of your attendees are not working with an agent and can be picked up.

Open houses tended to be really a waste of time when I was an agent. I didn't get many closings from Open Houses.
I think that you can do other things to build your business that will be more useful and get more leads.

40 hours a week would be too much. 10 hours a week might be more reasonable, then devote time to other prospecting endeavors like farming, networking, blogging, and social media. Don't put all your eggs in one basket. You'll find that business comes from many different avenues.

Very doubt full, you may end up very bored and with less experience than going out and getting listings, getting buyers and selling homes. Open houses can be more waiting around than activity. With media these days, you do not need to sit and wait for a client, go get them.
