I am with Susan Emo on this.  People.  We see the best and the worst in them. Many of them are other agents.  We can't fix stupid.

Communication from the other side of the table!  It drives me absolutely batty when I have to hunt them down to get a simple answer to a question, let them know that I am submitting an Offer or get a straggling document signed!

In the last few years, it has been a lack of inventory in our area.

Buyers not being correctly qualified by a lender. That has been my nightmare for 2016.

That & buyers changing their minds after contract acceptance. It's been an odd year but I'd rather get rid of them right away than have them waiver back & forth.

Time span between initial contact and commitment to sell or buy. In a resort market it can be a matter of years rather than months for a client to make that commitment.

Not enough buyers or showings per listing although the price is competative 

In our business, it has to be an even flow in the pipeline. And having businesses call me incessantly about giving me leads (nothing is for free) can't be the answer. I'm not talking about referrers, those I LOVE.

New Builds are the most frustrating for me.  The salesmen in the building offices can be terrible at giving necessary information, receiving copies of all documents, informed of pre-drywall and other meetings, etc. 

I created a form that I go through and check off at the time of the set down with the builders so items of concern and reminders to make sure agreed items are in the contract if they buyer and builder agree.  This helps but it is still a very frustrating process. 

Working with some agents who don't realize we are working together to complete a transaction. Some think it is about win-lose instead of win-win.

Is there a single biggest challenge?  I will have to ponder that one a bit.

I have to admit..I'm in a good place! I love my clients, my colleagues and my vendors..working in harmony and life is good!

Identifying qualified buyer prospects.

Life is made up of little bits that add up to a whole. 

Keeping the flow going. I find that when there are alot of deals in the works that I tend to not cultivate new business then I find myself all closed and no where to go then I have to shart at the beginning. I'd love to find a way to keep the flow going.

Time to do everything I want to do.

Staying FOCUSED is my biggest challenge. I have coined a phrase for my malady:  oportunity boound.

Right now it is the weather. 60 one day 30 the next.  

Convincing clients that I truly have their best interests at heart and am not just chasing that commission check.

Achieving all I want to get done in a 24 hour period.

Biggest challenge is communicating with other brokers who do the following: 1) do not answer their phone or respond to a text about one of their listings; 2) do not respond to an email about one of their listings. 

Convincing sellers that the market value of their home is X minus not X. Sadly, some owners don't understand market fundamentals and believe that the seller unilaterally sets the market price.

Boy lots of great responds by others here in the rain.  I would say getting a team in better place to be known as the best of the best!

Dealing with those who do not do their share of the work in a timely manner i.e. banks, loan officers and appraisers of late who can not seem to work quickly or even on time.
