For me, real estate is my 2nd full time job and my manager and director at my engineering job are fully aware that I work real estate too.  For the last 4 years I've been doing 95% of the work for our team while my wife focuses on other activities.  I have 5+ weeks of vacation a year and the bulk of it gets used in 1/4, 1/2 day or full day increments for real estate appointments that can't be handled after "normal" working day job hours, which is actually usually when most buyers want to look.  If I need to miss day job hours, I have the flexibility to make them up in the evenings without any concerns from my management. 

With two more closings to complete this month, I'll finish the year with 23 transactions for 6.6 million gross sales.  On top of that I've got another 3 homes under contract for new construction to complete in 2017 and a 4th pending special pricing quotes that will either confirm or kill the deal.

It's all in what you're willing to do and how hard you're willing to work, and work is what I do.  But in no way do I consider real estate  for me "part time" or "something I do on the side".  Bill

I haven't had a "Job" in many many decades.  Not since I learned a "Job" meant Just Over Budget !!   However, I do know many people who work 2 careers seamlessly;  Bill of Liz and Bill Spear come to mind here in the Rain.

IMHO... it is impossible to do real estate part time and do clients justice.  

I've known nurses and teachers who've done this part time.  Their jobs are more flexible (teachers are off at 2p, nurses often work 4x10s, 3x12s) leaving them a wider flexibility.  Back in the "hey day" this was quite common to see.  Now, it's mostly full-timers.

As Bill Liz and Bill Spear so elogquently said, most buyers work 8-5 and only have evening and weekend availability.  That actually works well for the part-timers or, like Bill, the realtors who have multiple full-time jobs.

For me, it is my full-time job, along with my volunteering.  I just took a 1.5 hour break in the middle of the afternoon for a vehicle that went over the side w/a patient trapped.

For many years when I first started I was a staff writer for 3 publications and wrote for deadline. That was easy to weave into the responsibilities of real estate. Notice I said weave the writing into real estate--not the other way around. People that have 'real jobs' need to have someone else with boots on the ground when something immediate and time-sensitive arises.

Full-time here, and way past 40 hours a week, but I would not have it any other way.

Nothing on the side about 50-60 hours a week here!  Anyone wanting part time should partner with full time agent in my opinion and do the "extra" stuff that comes up!

There are many different business models in real estate.  I consider myself full service.

I'm working my real estate business 24/7.  My last deal I worked with an agent that had an outside job.  All correspondence was at night and she never answered the phone!

 I have been a full-time realtor for 18 years .....

I work real estate most days from 7am to 9pm and some days cant find extra time, not sure how anyone can do it part time and be able to be there every time their clients need them. 

I do this full time on a part time basis meaning between escrows there is down time. However, I write & sell books, plus exercise & live a good life too. You learn about feast or famine in Real Estate. Its not for everyone yet it does require your time when activated

Real estate is a jealous master than rewards effort, creativity, consistency. Part time agents have a major distraction in the on and off MIA. Listings, sales need to be weeded, watered, fed.

That means the 9 - 5 hourly who must do real estate after hours has easy access to the 'other' agent who will end up doing ALL of the oversight.

WE may have created the environment that allows part-timers to succeed.

However, play nice with everybody in the sandbox, is the instruction offered by your MLS, NAR, broker and franchise.
