Investors/investor groups may want properties not being actively marketed. If it's being actively marketed, competition may stand between them and a smokin' deal. That to me is distinct from something in your pocket because you know an owner with property that if the deal made sense they would protect you if you bring them a buyer. That may be something that they don't want languishing on the market for whatever reason. Or they don't want looky-loos or other agents involved. Properties you don't really want to put on the market anyway but if you have a buyer and they'll protect you, okay.

Pocket listings are contrary to the spirit of the MLS, but in hot markets, LA's are going to use that strategy. Even in a dull market, agents will take the listing on Thursday or Friday, and ride it through the weekend before putting it in MLS.
*** This is also an ETHICAL and LEGAL issue; a possible violation of Fiduciary. If the LA is going for the entire commission, how does keeping it off the market (pocketing) benefit the Principal (seller)?

I have quite the list at time of pocket listings. Most often sellers that may sell, may not be ready, do not want anyone to know they are seling but if i have a buyer at the right price to them sell away. My advice is build a list of contacts and communciate with them often

I just showed one today. There probably isn't much value for the investor buyer in these properties. At least not in my market. Some of them were taken off the open market due to slow market conditions. I'm in an extremely rural area and our market is just starting to recover.

I've shown pocket listings but tend to find they are not as prepared as homes who have made the effort to be "ready" to show! My clients have never been impressed and always purchased a home that is not a pocket listing.

CONSIDER: The only way to PROTECT the seller and future buyer from having details of the home on the Internet forever, is to not place the property on the MLS or on the Franchise website.
Several times a year I get a call from a new resident, who says the detailed information about their new home is on the INTERNET and they can not get it removed. It is "CREEPY" they say.
The ONLY way to PROTECT the seller and future buyer is to defy the system, and do what an agent is supposed to know how to do, protect their client and Market the real estate. Ahh, but that exposes the reality. Put a sign in the yard, put in MLS and LOWER THE PRICE is the only marketing known to 90% of real estate agents. IT IS EASY TO SEE THE PROBLEM and the overdone objection of this population.

The off market properties I have dealt with have been commercial poroperties where a quiet sale was desired! Not so much with residential.
