A little community in Dunedin charges $350 for an estoppel for properties valued less than $100,000.

It seems the HOA has stumbled upon a profit center where the 'victim' is literally leaving town and will not be in place long enough to hold them accountable for this extortion..

$250 was the highest I can remember. There is no typical amount here that I know of...it seems to vary according to the size of the association and who they use for CAM.

Estoppel fees were a contentious item in our legislative session in 2015. Here's an article from Florida Realtors on the subject.

Estoppel documents are a standard part of the contract in CA on any tenant occupied property. It's a mandatory disclosure put upon the seller to provide and the sales agent to ask for on behalf of the investor.

I've never seen a "letter" but I have seen the completed form from a tenant in transactions dealing with rental properties -- is that what you mean?   There has been no charges associated with this form in my experience.   Maybe this means something different in your area.

In Charlotte and the surrounding areas, it's typically between $100 and $350 and since our Contracts have changed, it is now the seller's responsibility. I think HOA participants (homeowners) should be made aware of this extortion and put a lid on it! 

Yet another profit center for these management companies!

I learned about estoppel certificates for my real estate test and for decades never thought about them again. A couple of years ago this came up on a deal the brokerage was working through and I had to look it up to see what it was!  To answer your question- $0!!!

I have never seen an estoppel letter - no clue what one charges for one. 

Here we call that a Demand.  The escrow officer sends to the HOA managmeent company and their is no charge for their response.

In Ontario, the term used is "Status Certificate" and is used for condos.  Ontario law regulates the charge which is currently $100.

Here is a general definition provided by the Canada Mortgage and Housing Corporation which is  owned by the Canadian government.

Estoppel Certificate or Status Certificate
Most jurisdictions require condominiums to issue information packages to prospective buyers. This package can contain the declaration, bylaws, rules and regulations, insurance information, reserve fund balance, other financial disclosures, legal description of the unit and management contract (if applicable). It may also include information about any legal filings or judgments against the condominium corporation, the possibility of common expense increases, special assessments or insurance claims, all of which could affect condominium fees.
