oh yes.... previously I did....at one time, I owned 23 units.... sold them consistently....with many multifamily homes, I did condo conversions.....I remember one 4 family that I bought; had the engineering done; and all of the units presold before the first mortgage payment was due!!! never did any work to the building.....made a score.... that's what I looked for....

Tony Lewis that's exactly it! Rentals are far less volatile than other forms of investment. If you buy them correctly, a housing bubble is of little consequence. It may even help you because when people can't buy, they have to rent!

Yes and it has been rewarding. Home prices dropped about 45% out here in the recent recession yet rents stayed stable and renters were abundant. Weathering the storm has paid dividends. This is our retirement plan.
