WFG National Title Company is one I have personal experience with. Double closings can be easily done, but it's of course contingent on the timing to achieve a marketable title from a cloudy one (from seeing your concern regarding liens, judgments or most other difficult title encumbrances).
Another one is appropriately named "Investors Title" located in both Santa Ana and Glendale, CA. I have no personal experience with this one.
Most title companies are investor friendly, but there are a few that are just a little bit more geared to investors.

Brea, let me know if you have any questions. I work mainly with investors. What do you mean by "investor friendly"? That could mean many things. Title companies out here are all regulated in what they can charge, what they can do for you and several of them (at least 4 big ones) are owned by Fidelity National Title, so policies tend to be the same.
