I made a lot of money working expireds some years ago.  I checked the MLS update early in the morning, then called them starting at 8:00AM (be considerate of the DNC list).   If they were choice listings, I would drive over to the house and ring the doorbell.

   When I got in touch with the owner, I listened, I let them vent their frustrations.  Then I asked for the listing.

I don't often, but when I do, I pick ones that are from a year + back and mail them a CMA with a brief call t action about their value in today's market and my success stats for listings in their neighborhood. Recent expireds as as angry and FSBO's so I don't call on them; these days they get inundated.

Lay seige to their house, telephone, mail, place of work, social media and door until they surrender. Just like the "Get the low-hanging fruit' handbook states.

I rarely go after them but, if I do, it's typically through someone that I know in the neighborhood - I reach out to them to make the introduction. 

I used to do it years ago but have not tried in quite awhile.

William Piotrowski I don't call expired's because every agent in town is calling them. I send one letter which includes a marketing strategy and a call to action. If the property still isn't listed after one month, I will send out another letter.

I have never gone aftet expired but if I did I would do Thomas' approach and go after those that just gave up for the time being and may be ready a year later. Send them a CMA. Expireds get bombarded right after the listing expires. I am not interested in competing with that. But Thomas' approach is an excellent one.

I do not. We have few in my market with such low inventory. Most expired listings are over-priced ... most, but not all.

We wait at least 30 days as many are extended and re-signed with a gap of several days with the original listing agent. Saves lots of unnecessary work.

I've tried sending out cards or hand delivering small gifts.  Noe of these have produced a ROI! Sorry I don't have a positive experience to share with you.

I have never chased expireds.

I don't.  Out here if a home expires (very rare) it is over priced for the condition or is such a specialty property that there area  handful of buyers.  Last one I saw expire was a 40 acre ranch, with most of the 40 up a mountain.  Listed at $40mil.  Not too many people going to be looking for that.

I don't... very few expireds in my market right now that are worth going after. I let them "go after me."

I only approach an expired if it already matches something an existing buyer is working on.

I just started working with expireds.  Go let them know what I can do for them. Personal visit / packet. Don't like to call.

I let folks pursue me.  Increases cooperation and appreciation when we are not part of a desperate horde pursuing them.

Research interesting properties, try to find out the owner's situation and make and approach them based on my findings. 

I don't do this, but those I know who do will call if a phone number is available, or else send post cards and/or letters to solicit the listing.

Follow up: Call, door knock and then slow mail at least once a month.

A program called red x, its auto populates all the expired listings and pulls the owners contact info for you. Its a great tool check it out. 

I have tried phone calls in the past but it's not working. They never pick up the phone. Also many times they are on Do Not Call list.
