I made a lot of money working expireds some years ago. I checked the MLS update early in the morning, then called them starting at 8:00AM (be considerate of the DNC list). If they were choice listings, I would drive over to the house and ring the doorbell.
When I got in touch with the owner, I listened, I let them vent their frustrations. Then I asked for the listing.

I don't often, but when I do, I pick ones that are from a year + back and mail them a CMA with a brief call t action about their value in today's market and my success stats for listings in their neighborhood. Recent expireds as as angry and FSBO's so I don't call on them; these days they get inundated.

William Piotrowski I don't call expired's because every agent in town is calling them. I send one letter which includes a marketing strategy and a call to action. If the property still isn't listed after one month, I will send out another letter.

I have never gone aftet expired but if I did I would do Thomas' approach and go after those that just gave up for the time being and may be ready a year later. Send them a CMA. Expireds get bombarded right after the listing expires. I am not interested in competing with that. But Thomas' approach is an excellent one.

I don't. Out here if a home expires (very rare) it is over priced for the condition or is such a specialty property that there area handful of buyers. Last one I saw expire was a 40 acre ranch, with most of the 40 up a mountain. Listed at $40mil. Not too many people going to be looking for that.

A program called red x, its auto populates all the expired listings and pulls the owners contact info for you. Its a great tool check it out.
