It is the real estate law in Oregon.  Until an agent is a Principal Broker themselves, they must be affiliate with a brokerage managed by a Principal Broker.

Not necessary, you get get a broker license yourself and be your own agent.

It's the law in AZ.  Consider this - a brand new agent should NOT be allowed to go out and do business on his/her own without broker supervision.  That would be scary.....just saying.

State licensing requirements specify that a new affiliate must work under the supervision of a broker. When you get enough experience and knowledge you can apply to be the broker and accept all the responsibility that goes along with it.

So they can be paid ... commissions are only paid to the brokerage who then pays the agent.  In CA an agent needs experience with a broker/age before they can apply for a broker license.
