Facebook ads are inexpensive, targeted and effective. We link them to our company website which has forced registration - and it works.

Sharing good content that will interest buyers and sellers, and also using Facebook boosts and ads. But I get more business from my sphere and referrals (clients and agents I know)

You can do targetted ads on Facebook for a fairly low cost. One of the most important things about marketing on social media is frequent posting and follow up. You have to have relevant and helpful information on your social media sites. Most sites you should post at least 1 time per day. Blogging and sharing on your social media sites is another great way to get leads. If you have any questions about this, please message me!

Social Media Ads done through the Ads Manager tool on FB. I'm in over 300 FB groups statewide. I do daily post in almost ever group of which I get roughly 5-15 leads per day.

Facebook ads can be targetted to an extreme level and you can spend as much or as little as you want. The general consensus is no less than $20. They have not been effective for me, but I know a guy out here who sold a house through one. Paperless Agent in Texas swears by them too.
I'm starting to broadcast my seller and buyer closes now, not just when they happen but periodically throughout the month. By starting I mean it's on my calendar for today to set them up and I thought of it at 4am this morning.

First, don't have the expectation that your results from Social Media activity will be one of instant gratification. Hard wortk, informative blog posts here and by syndicating them will help.

Best way to generate leads.
They are ALL the best way!
Here is the reality, all the methods work for someone.
None of the methods work for everyone.
What will work for you depends on where you chose to invest your treasure.
You have identified SM as the horse you want to ride, mainly because you believe it is inexpensive. If you believe your time is worth very little, this will cause you problems in the future.
Here are a few suggestions to consider along the the rationale behind them.
1. Create some stuff. (Delineations)
This means reaching deep inside and finding that which makes James, James, and weave it into the fabric of your business design. Being genuine and vulnerable is ESSENTIAL
2. Build 3 pillars (evergreen and leverage-able)
Intend and do write three pillar posts of 3 to 5 thousand words that reveal the 'holy grail' of your vision, experience and solutions.
3. Every 400 word blog should link to some aspect of a pillar. (authority and echo)
A setting goals 400 word blog my link to a pillar where an athletic endeavor delivered a teaching moment you were able to receive.
Best of success

What has worked best for me is writing my blog here on Active Rain and then posting it on Social media like facebook, google and twitter for extra exposure

I use social media for "street cred" and brand awareness, not really to generate leads. If I get a lead, great... but that's not where I get my leads from.

Be interactive with your Links & Friends. Comment & Like on their posts, don't just be a poster. Be consistent and mix it up, but be about Localism.

Be real, rarely discuss business, and if you have helpful info or can offer value, share it freely. Then once you build networks and friendships, it's occasionally OK to let everyone know what you do.
That's as much as I do and I get business from social media fairly regularly. But it all starts with personal relationships.
You can use facebook ads and the like, too -- but there's a lot of competition and the lead quality won't be as high as when you build things up organically.

The best way differs depending upon the target audience and the specific social media platform.
