We have several but most of them are leftover from a time long ago that just still have good placement so we don't get rid of them but we also don't do much with them. They all direct back to our main websites search function and lead capture. We have one focusing on short sales, boise land, boise homes for sale. I wouldn't say they perform better, just add to our main site.

I'm taking a marketing course that's geared more towards those who sell programs and landing pages are a big deal. They are mostly used for specific campaigns that last for a short period of time. Therefore it is necessary to either create new campaigns on a regular basis or freshen up and run again for it to be affective and worth the effort.

I do not. In my experience outside of real estate, landing pages sell a particular product with a limited time deal, or they are lead capture for the ebook on "50 reasons why Mint 'n Chip is the best ice cream flavor."
For RE you need to have a clear goal/niche associated with them and market them to drive people there.

Sally K. & David L. Hanson - you have to have a mechanism to drive the traffic to the landing page (the sole purpose for these pages is to capture the lead - and nothing to do with SEO, I believe. So drive traffic through ads etc on these pages.)
